Selling Tips

Preparing your home for sale

When buyers look at a house, they immediately assess the condition and start to estimate how much they may need to spend on the property to live in it or rent it out.

The objections they may have with the property are usually points they raise when negotiating the sale price. The fewer objections buyers have with a property, the more likely it is that we will achieve a premium price.

To minimise these objections, we need to ensure the desirability of your home is at its peak. There are various ways to achieve this. Here are some helpful tips when preparing your home for sale.

Renovations

There is one rule with renovating. Do not over capitalise.

If it is cost effective and you can afford it; fix things that need to be fixed and cosmetically freshen up as much as possible.

It may be more economical to leave the renovations to the buyer, that way they can customise the house to suit their taste.

Preparing the house & garden

The perfect preparation of your home will result in buyers believing they don't have to do anything to the property. We want them to immediately feel at home.

Declutter the interior and tidy up the exterior. Neutral colours and natural light are the best friends your home can have.

When we appraise your property, we will go through your home, room by room, and recommend tactics and strategies that will give your property the best chance of selling.

Preparation and the marketing campaign

The style of presentation should be set from when the photographs are taken, remaining set during the campaign.

There can be some unavoidable instances where the property’s presentation may change. This needs to be addressed immediately to avoid any objections.
